INFLUENCE OF GREEN AREAS LOCATION ON MARKET VALUE OF REAL PROPERTIES LOCATED IN THEIR VICINITY

  OBJECTIVES
AND GOALS:
The research task is a part of a several-year
research project on management models of green areas in cities. The main goal
was a pilot assessment of influence of green areas location on the market
value of real properties located in their vicinity.

RESEARCH
QUESTIONS:
– Can direct proximity of park or other green area
increase a property value?
– How these recreational services can be
quantifiably valued?

RESULTS:
In carried pilot study the hedonic technique has
been used, which allows for simultaneous evaluation of multiple independent
variables (including distance from apartment to green area) on dependant
variable (e.g. real estate prices). Statistical analyses were performed in
Statistica 7 and were based on data for 108 properties located in Warsaw and
sold between January and March 2012. The dataset included following features:
– independent (casual) variables: flat area (in sq metres), number of rooms,
number of bathrooms, presence of elevator, building material (e.g. brick,
concrete elements), distance from city centre (radius in km), distance to the
nearest green area (calculated as ?walking route?), type of green area (park
or forests), size of the nearest areas (in ha);
– dependent variables: transaction price (in PLN) and price per sq
metre (in PLN).
Among the independent variables
associated with green areas, a statistically significant positive effect of
?size of the nearest green areas (in ha)? (p=0.015) was observed. The larger
the surface of the green area located in the dwelling vicinity, the higher
transaction price per sq metre.
